Gartner and JetBlue Park Fuel Gateway Activity

The first half of 2012 has been a dynamic period for the Gateway master-planned community in Fort Myers. The opening of adjacent JetBlue Park this winter has certainly created a buzz throughout Gateway and brought the attention of thousands of Red Sox fans to the Gateway area.  The recent opening of a new Gartner Inc. facility in Gateway is another momentum builder for the community.  Gartner has plans to add 200 new jobs in the Fort Myers facility over the next three years. The Gateway residential real estate market has also been extremely active during the first five months of 2012.  Year-to-date, 132 homes and condos have sold in Gateway ranging in price from $31,500 for a 1 BR / 1 BA / 860 SF condo in Royal Greens to $619,000 for a 6 BR /  5.5 BA / 5,460 SF home in Hampton Greens.  The average selling price of these 132 properties was $195,971 and the average days on market was 109 days. Currently, there are 75 homes and condos for sale in the Gateway community.  This represents a 3 month supply of homes and is the lowest in many years in Gateway.  The current lowest price Gateway listing is a 1 BR / 1 BA / 833 SF condo in Royal Greens listed for $69,000 and the highest priced listing is a 4 BR / 3 BA / 2,864 SF lake-front home in Cypress Links listed for $449,900.
