Mostly known for its unique selection of older homes, Old Fort Myers is about to usher in a new wave of options for future homebuyers. Carleton is currently under development just off historic McGregor Boulevard, bringing with it an exclusive community of just ten new home sites.
The tiny community promises generally half-acre to three-quarter acre lots, priced starting in the mid $200,000s. The new community also offers the enjoyment of brick, palm-lined streets, with homes designs starting at 2,000 square feet in size and no specific architectural mandate for the design of the new residences.
Currently Lyons Homes has a model home under construction within the community, with plans to construct possibly even more homes in the future. This 3,100 square feet home will soon house three-bedrooms plus a den, along with a three-car garage. Priced starting in the mid $600,000s, the new model home proves more affordable for those searching for a new home in the area than other available options currently on the market.
Because the area is mostly already filled with older homes it’s difficult to find a place to construct a new home. Typically those interested in new construction in the area must tear down an existing property and then rebuild on the same lot without nearly the amount of land available to them as is currently on the market within Carleton.
Originally zoned for multi-family usage, the small community is now dedicated solely to single-family homes, with some of the remaining home sites available right now for new homebuyers to begin constructing the future home of their dreams in Old Fort Myers. Located only a couple of miles to the south of the Edison Ford Winter Estates, two of the home sites within Carleton feature the desirability of direct access from McGregor Boulevard.
