<p>On average it cost just over $21,000 more to purchase a home in the Fort Myers area in 2011 than it did in 2009 with average selling prices increasing from $132,068 to $153,021.  This increase of 15.87% in the average selling price is among the highest in the nation for the 2009 &#8211; 2011 time period.</p>
<p>A key factor driving these home price increases was a significant drop-off in 2011 in the number of foreclosed homes hitting the market.  We are also seeing an increase in the percentage of end-user buyers vs. investors participating in the market as investors are finding it challenging to borrow to purchase real estate.</p>
<p>The increase in days on market can be most likely be attributed to the increased scrutiny buyers are experiencing in obtaining financing for their real estate purchases.  It is interesting to note that the average selling price to listing price ratio of 94% has remained virtually unchanged for three consecutive years.</p>

<p>In 2011, 18,634 residential properties sold in Lee County for a total of $2.8B in sales.  The average listing price was $163,541 and the average selling price was $153,021.  This represents an average selling price to listing price ratio of 94%.  This average selling to listing ratio of 94% remains unchanged from <a title="2010 fort myers selling price to listing price ratios" href="http://www.gulfreturns.com/2011/01/fort-myers-homes-sold-for-94-of-asking-in-2010.html">2010</a> and <a title="2009 fort myers selling price to listing price ratios" href="http://www.gulfreturns.com/2010/01/lee-properties-sold-for-94-of-asking-in-2009.html">2009</a> in Lee County and is an excellent barometer for buyers to keep in mind when making an offer.</p>

<p>TripAdvisor has <a title="tripadvisor destinations on the rise" href="http://www.tripadvisor.com/InfoCenter-a_ctr.ontherise__5F__us" target="_blank">named</a> Fort Myers as the #3 Destination on the Rise in its most recent survey of travel destinations.  Fort Myers garnered the top ranking in Florida and only trailed Nashville and Austin on the national scale.</p>
<p>The TripAdvisor report cited deep-sea fishing, golf, beaches and the revitalized downtown <a title="Fort Myers River District real estate" href="http://www.greaterftmyers.com/river-district.php">River District</a> as top draws.  Other attractions mentioned include the Edison and Ford Estates, Naples, Sanibel and Captiva.</p>

Our region scored a 2.09 on the Trulia Index for a 5th place ranking nationally.  The Trulia data supports user trending on our popular <a title="greater fort myers real estate" href="http://www.greaterftmyers.com/">Greater Fort Myers </a>website which has had heavy traffic throughout 2011 including the typically slower summer months.  Visitors to our site are heavily dominated by the Midwest and Northeast regions.  After Florida, the top five states whose residents are visiting our website are: New York; Ohio; Illinois, Massachusetts and MIchigan.  No surprise that these are all cold weather states with blistery, snowy winters.</p>
<p>With several million baby-boomer generation Americans retiring each year, the ongoing interest in Southwest Florida is both predictable and understandable.  The strong draw to the Fort Myers region is driven by a number of factors including tropical weather, rock-bottom prices, Gulf beaches, year-round golfing and boating, spring training baseball and a modern international airport.</p>

<p>Wow, it sure feels good to type &#8220;Fort Myers&#8221; and &#8220;turn-around market&#8221; in the same sentence.  We are no longer the ugly-duckling, poster child for the housing bust……but rather one of the markets leading the nation&#8217;s real estate recovery.</p>
<p>Realtor.com <a title="realtor.com turnaround market results" href="http://www.realtor.com/blogs/2011/11/16/florida-dominates-realtor-com-top-ten-turnaround-markets/">ranked</a> the Fort Myers-Cape Coral market third nationally in its October 2011 Turnaround Report.  A key driver in this ranking was that over the last year, median prices in the <a title="fort myers real estate" href="http://www.greaterftmyers.com/fort-myers.php">Fort Myers</a> market have increase by nearly 33%.  A major factor contributing to the price increases is the significant slowdown in the number of foreclosed homes hitting the market.  Over the past couple of years, <a title="southwest florida foreclosure listings" href="http://www.greaterftmyers.com/southwest-florida-foreclosures.php">distressed listings</a> have dominated the Fort Myers MLS.  This is no longer the case as regular listings are currently propelling the market.</p>
<p>The surge in market activity is being driven by baby-boomer and pre-retirement second homeowners.  Many are paying cash and looking towards Florida real estate as a means  to diversify their portfolio of assets.  International buyers are also a key driver with many <a title="blog posts tagged canadians" href="http://www.gulfreturns.com/tag/canadians">Canadians</a> and Europeans currently active in the market.</p>

<p>Price increases have been driven by a number of factors including the rapid decline in the quantity of new foreclosure listings hitting the market. In the field we are seeing a significant number of clients who put off buying in the previous couple of years but are now jumping into the market with both feet.  The overwhelming majority of these buyers are purchasing a second home and a large percentage are cash buyers.</p>
<p>Clients are buying across all sectors with <a title="fort myers new construction" href="http://www.greaterftmyers.com/fort-myers-new-construction.php">new construction</a> being the most popular.  Many new communities are now building out the remaining homesites and it is currently possible to get a brand new home or condo at a price point competitive with a five or more year-old resale.</p>

<p>The Montreal Gazette <a title="montreal gazzette article about canadians targting florida real estate" href="http://www.montrealgazette.com/travel/Canadians+home+Florida/5626161/story.html">highlights</a> the significant number of Canadians buying property right now in the State of Florida.  In the 12-month period from mid-2010 to mid-2011, 10% of all homes sold in Florida were purchased by Canadians.</p>
<p>The Gazette highlights five regions in Florida that Canadians are concentrating their second home buying: Tampa-St. Petersburg-Clearwater; Miami-Fort Lauderdale-Miami Beach; Orlando-Kissimmee; Naples-Marco Island and Cape Coral-Fort Myers.  Two thirds of all Canadian home purchases were in these five areas.</p>
<p>Over 90% of the Canadian home purchases were all cash and the median price of home purchased was $151,000.  The Cape Coral-Fort Myers region was cited as a region to look for bargains, particularly if you are priced out of the Naples market.</p>

			<content:encoded><![CDATA[<p>In a <a title="University of Florida study on consumer confidence" href="http://news.ufl.edu/2011/01/25/cc0111/">study</a> just released by the University of Florida, confidence among Floridians in the economy soared seven index points <a rel="attachment wp-att-3370" href="http://www.gulfreturns.com/2011/01/floridians-gaining-confidence-in-economy.html/optimist"><img class="alignright size-medium wp-image-3370" title="optimist" src="http://www.gulfreturns.com/wp-content/uploads/2011/01/optimist-300x225.jpg" alt="" width="300" height="225" /></a>in January to its highest level since April 2010. This rise in confidence coincides with a couple of strong  months for the stock market as well as significant national coverage of an improved economy.  It is exciting to read about a positive shift in the views of Floridians as so many have suffered with the economic downturn over the past few years.</p>
<p>In the real estate trenches, we are seeing a significant uptick in serious buyers this winter.  It appears to me that many seasonal visitors that have kicked the tires of the housing market over the past couple of years, are sensing that this winter may be the last chance to get a rock bottom housing deal.</p>

<p>Here in the trenches of Southwest Florida, we are seeing a steady flow of pre-retirement baby boomers from Northern cold-weather climates looking to jump on a retirement home while our prices are really low.   A large percentage of these clients are paying cash and viewing the purchase as an asset relocation from a stock portfolio to value-priced Southwest Florida real estate.  On average over the past year, our clients are spending just under $200K on their Fort Myers area properties.  The housing style is fairly evenly divided between town homes, condos and single-family homes with a significant majority located in gated communities.</p>

<p>The Save Our Homes Amendment, which was passed in 1993, was put in place to limit changes in home valuations for full-time homesteaded residences.  The purpose of this amendment was protect Floridians from being taxed out of their homes as values increased over time.</p>
<p>This amendment did not protect part-time snowbirds from valuation increases and their properties adjusted in value every year with the market.  The effect of this was that snowbirds were paying significantly higher taxes for like properties even though they are part-time residents.</p>
<p>The Save Our Homes Amendment also limits downward reductions in home valuations to 3% annually for homesteaders.  Non-resident valuations have dropped with the market, but residents are capped, creating a scenario where the snowbirds are seeing huge reductions while full-time residents are not.  It is rather ironic that the designers of the Save Our Homes Amendment must have never envisioned a scenario where property values would drop as dramatically as they have over the past few years.</p>
<p>Hopefully the taxpayers of Florida will collectively move to repeal this unfair tax act and normalize the valuations of all Florida property.</p>

			<content:encoded><![CDATA[<p>The latest report on the Lee County rental market released by RealFacts of Novato, CA detailed some significant shifts in our rental market for 4Q09.</p>
<p>Lee County apartment occupancy rates in 4Q09 climbed 7.2% to 91.1%, the highest gain in the State of Florida.  Lee County rents for the same period dropped 12.2% to an average of $776/month.  This decline in rental rates was second in the State of Florida, trailing only the Ocala market.</p>
<p>It would appear that many of our residents who have lost their homes to foreclosure are now renting.  With severely damaged credit associated with a foreclosure, many of these residents will be renting for quite some time.  As these leases start to expire, I expect that we will see a significant uptick in demand for lease-to-own arrangements.  These types of arrangements may prove very attractive for investors with skinny or negative cash flow assets.</p>

<p style="text-align: left;">One of the buyer misconceptions about our current Fort Myers area real estate market is that banks will approve ultra-aggressive, low-ball offers on short sales and foreclosures.  Approving low-ball offers in Lee County has absolutely not been the operating model for lending institutions during 2009.   Particularly for foreclosures, much of the discount on these properties is reflected in the aggressive selling price.</p>
<p>The numbers speak for themselves regarding the ratio of selling price to listing price.  In 2009, 20,480 residential properties were sold in Lee County for a total of $2.7B.  The average listing price was $140,706 and the average selling price was $132,068.  This represents an average selling price to listing price ratio of 94%.  Anyone who tells you that banks are accepting offers at 50% of asking price is just not dealing with reality.</p>

			<content:encoded><![CDATA[<p>Throughout much of 2009, the News-Press has been chock full of local Realtors discussing how our Southwest Florida real estate market has reached the bottom&#8230;&#8230;and is headed upward.  While this would be great news and cause for celebration, I think it is truly difficult to really make a definitive bottom prediction until you have moved well past the bottom.</p>
<p>A Miami Herald article titled, <a title="Miami Herald article about real estate market bottom" href="http://www.miamiherald.com/540/story/1389530.html"><em>Real-estate bottom is not when things appear to be better</em></a>, rang true with me and all these bottom predictions.  The article suggests that despite the uptick in sales and decreasing inventories that we have seen in 2009, we are truly not at the bottom.  The article opines that government intervention is the cause for the apparent market improvement.  Two examples cited include the first time buyers tax credits and court systems that are stalled due to being clogged with foreclosures.</p>
<p>While I don&#8217;t think I will truly know the bottom until it hits me over the head, we are continuing to see significant interest in well-priced <a title="Fort Myers foreclosure listings" href="http://www.greaterftmyers.com/fort-myers-foreclosures.php">Fort Myers foreclosures</a> and <a title="Estero foreclosure listings" href="http://www.greaterftmyers.com/estero-foreclosures.php">Estero foreclosures</a> from those looking for a pre-retirement second home.  Tough to argue with a 70 degree day down here when the Northeast is getting slammed with a foot of snow!</p>

<p>Pre-retirement baby-boomers are taking a serious look for a second home in Southwest Florida. Our highly discounted prices are very enticing and the continued strength of the stock market this year are two of the key drivers for this class of buyer.  Most of the buyers in this category are paying cash.  This opens the market up to deeply discounted condo projects that are currently not finance-able with conventional mortgages.</p>

			<content:encoded><![CDATA[<p><a title="home resales up 120% ytd in Fort Myers Florida" href="http://www.naplesnews.com/news/2009/oct/12/fort-myers-area-homes-resales-120-percent/">The Naples News</a> reports that single-family home re-sales in the Fort Myers area are up 120% for the first nine months of 2009 vs. the same period last year.  In the January thru September period this year, 12,526 single-family homes were sold, up from 5,727 in the same period of 2008.</p>
<p>This dramatic increase in sales activity is putting a big dent in our inventory of available homes.  Currently there are 6,809 single-family homes available in the MLS system, down from over 12, 000 in September of 2008.</p>

<p>Over the past few years, I have been rather critical of the <a title="Gulf Returns posts tagged Save Our homes" href="http://www.gulfreturns.com/tag/save-our-homes">Save Our Homes Amendment</a> as I have historically believed that it placed an unfair burden on the lifeline of Southwest Florida&#8230;&#8230;..second home owners.</p>
<p>It has always seemed very unfair to me that second homeowners, who were down here on a seasonal basis and not using resources like our schools, were being penalized because they didn&#8217;t qualify for a homestead exemption.   These second homeowners have had very little power to change this inequity as they are not residents, don&#8217;t vote and are not represented in Tallahassee.</p>
<p>With the drastic reduction in home values throughout our region, the Homestead Act is now penalizing homesteaders as their valuation reductions are capped at a maximum of 3%.  It will be interesting to see if these penalized homesteaders can generate enough of a voice to repeal this unfair act and and  bring normalcy to Florida real estate valuations.</p>

<p>Distressed properties that were either foreclosures or short sales represented 76% of the June 2009 sales in Lee County.  It will be interesting to see how the local rental market holds up as a majority of these sales were to cash buyers that will be renting them out.</p>
<p><a href="http://www.greaterftmyers.com/cape-coral-foreclosures.php">Cape Coral foreclosure</a> and <a href="http://www.greaterftmyers.com/fort-myers-foreclosures.php">Fort Myers foreclosure</a> inventories continue to offer buying opportunities as court system works through the existing backlog of over 20,000 foreclosures.</p>

<p>The fact of the matter is that median home prices in Cape Coral have not materially changed at all in 2009 with the median price in January within a 1/2 percent of the MTD median price for June.</p>
