I think you meant St. John not St. Johns right? St. John is the USVI island in the Caribbean that usually wins all the top destinations awards.

The following year, seeing their mistake, they chopped the values quite a bit, my assessed value fell 33%. It was an obvious correction to the prior year.

In realty, my home is worth more now than in 2009 as the market in the SW Cape is stronger (There is new construction for the first time in years). As a matter of fact, my direct next door neighbor sold their home at a value I’d equate to 2004 dollars. (I bought my superior home for less in 2003). Yet, according to the county the assessed value is much less than 2009.

Bottom Line: Don’t use the assessed value and a true indicator of market value (especially in Cape Coral). If you do look at the changes from 2008 through 2010 and you will see values increase from 2008 to 2009 and decrease from 2009 to 2010. Only way to explain it, along with the 2009 petitions, is the assessors error.

You’ll notice the change in mill rate in 2010. They lowered the assessed values, but increase the mill rate to keep the actual amount of tax the same.
