The Cape Coral master-planned community of Sandoval recently received permission from the City Council modify its development plans. The approved change will allow Sandoval to build 50 more single-family homes in exchange for eliminating 104 multi-family homes from the plan.
Single-family homes in Cape Coral’s gated communities are among the most sought after housing options in Southwest Florida and this change will allow Sandoval to target this demand. Buyers generally welcome the deed restrictions in place in these gated communities limiting residents ability to store boats and park commercial vehicles in their driveways. Buyers also are attracted to the certainty associated with in-place municipal utilities in Cape Coral gated communities.

Sutherland at Sandoval, which was built out by Pulte Homes, only has three remaining home sites available. Four floor plans are available in the Sutherland at Sandoval neighborhood ranging in size from 1,834 SF to 2,650 SF and are priced in the mid $100,000s.
