With the ongoing growth in student population at Florida Gulf Coast University (FGCU), housing around the university has become very tight in recent years. One option many parents are considering is buying a place in the area for their child to live while attending FGCU. While their are many established neighborhoods near FGCU, another option to consider is investing in a new home or condo in the area.
Three new gated communities offer easy access to FGCU for courses and seminars, as well as Fort Myers, Naples and Coconut Point Mall and, of course, some of Florida’s most famous white sand beaches. Let’s take a look at Creekside Preserve, Mirasol at Coconut Point and Villa Palmeras.
The new-gated community, Creekside Preserve, offers 168 outstanding carriage homes in South Fort Myers near FGCU. Homes are available in either 2 or 3-bedroom designs, ranging in size from 1,402-1,661 square feet with 1-car garages. Magnificent lake and nature preserve views can be widely seen throughout Creekside Preserve. Community amenities include a swimming pool, Clubhouse, fitness center and bocce ball. Creekside Preserve is located off US-41, between Alico Road and Estero Parkway.
Another new community in a terrific location is Mirasol at Coconut Point, a new-gated community conveniently located within walking distance of the popular Coconut Point Mall, offering shops, restaurants and entertainment. The 22-acre Mirasol at Coconut Point community features three pristine lakes, fountains and a protected nature preserve. National homebuilder DR Horton is completing community build outs. Mirasol offers 224 Mediterranean-style condominiums and townhomes sprawled across 28 low buildings. Mirasol features 1,2, and 3 bedroom residences; townhomes include attached garages. Many of the homes enjoy a pool or lake view. Community amenities include a pool, spa, cabana, Clubhouse, tennis, fitness center and billiards room. The Coconut Point Mall with its restaurants, theater, and shops is an easy walk nearby. Mirasol Point is located off Via Coconut Point south of the Coconut Point Mall in Bonita Springs.
A third new-gated community featuring 110 twin villas is located in Villa Palmeras in Estero, and is being developed by Neal Communities. Villa Palmeras features upscale appointments, such as tile roofs, paver drives and walks. Throughout the community, residents enjoy water and preserve views.
Community amenities include a pool, spa and sundeck, in addition to a cool nature walk with an elevated boardwalk that crosses near a tributary of the Estero River. There is also direct access to the 30-mile Three Oaks Bike Path that runs from Naples to Fort Myers. Additionally, the community includes natural gas, and no community development district (CDD) fees. Villa Palmeras is located off Three Oaks Parkway in Estero, south of Corkscrew Road and north of Shadow Wood at The Brooks.
