There are a lot of impressive waterfront communities to choose from in Southwest Florida, but one in particular truly capitalizes on its river beauty. Caloosa Preserve sits in Alva, and the neighborhood’s natural beauty is definitely part of its appeal.
This secluded, upscale community is more rural than other neighborhoods in the region, but for many that’s a big part of its appeal. Situated along the Caloosahatchee River, massive oak trees can be found growing all over the community.
You’ll also find a nature trail and park, a large riverfront pavilion and a private boat ramp leading directly to the river. Because of its more natural setting, it’s common to spot birds and even occasionally spot some wildlife in the neighborhood.
The individual lots of Caloosa Preserve are quite large, especially when compared to other communities in the region. Each homesite in the neighborhood is at least one acre in size.
Some lots in Caloosa Preserve are still available to buyers for new construction. The homes either sit right on the river or alongside one of the community’s freshwater lakes.
The homes in Caloosa Preserve are also on the larger side. Each of the riverfront homes is required to have at least 3,400 square feet of living space, while the non-riverfront homes have to offer at least 2,400 square feet of space. The riverfront lots are deep and wide, while interior lots in the neighborhood are still large, but come in a variety of shapes and sizes.
Buyers can choose from four different home styles in the neighborhood, including French Country, Florida Traditional, Spanish Mediterranean or Antebellum. Each property has to be well landscaped.
Caloosa Preserve is located about 25-minutes from Fort Myers. The neighborhood, however, is only about a 15-minute drive from restaurants, a grocery store and other conveniences.
